Arriving & getting in
How do I find Hamps Hall and Barn?

What time are check-in and check-out?
Check-in is from 4pm on your arrival day, and check-out is by 10am on your departure day. Please let us know your arrival time so we can arrange access.
Is there parking?
Yes, there’s parking at the house, with a space right by the Hamps Barn entrance for guests with limited mobility.
Can a coach get to the house?
Full-size coaches can’t get up the lane, so allow about a 10-minute walk to the nearest drop-off point. Get in touch and we’ll help you plan it.
Is there EV charging?
Yes, there’s an on-site charger. Bring your own Type 2 cable. See EV charging.
What’s provided & what to bring
What’s provided?
Bed linen, towels, two fully equipped kitchens, Starlink Wi-Fi, a games room, the house sound system and two hot tubs. Cot linen isn’t provided. See the kitchen inventory.
What should we bring?
Food and drink, kitchen consumables such as foil and cling film, toiletries, and anything for your celebration. If you’re bringing dogs, bring their bed, bowls and a towel.
When will the hot tubs be ready?
If guests stayed the night before, the hot tubs need draining, refilling and reheating, so they can take until late evening on arrival day to reach temperature, depending on the weather. They heat up to 38°C.
Is there a shop nearby?
Yes, a village shop about a mile away, and supermarkets in Ashbourne and Leek, about 20 minutes’ drive.
House rules
What music is allowed?
Amplified music, DJs and bands are only allowed inside Hamps Barn, using the house sound system. External speakers aren’t allowed. Acoustic music is fine in the gardens or a marquee until 8pm. See the sound system page.
What isn’t allowed?
Fireworks, candles, Chinese lanterns and external speakers. Smoking isn’t allowed indoors, only at the designated smoking points in the gardens. No glass in or around the hot tubs.
Is there a minimum age?
Groups need to be aged 30 or over, unless it’s a multi-generational family gathering. Children under 15 can’t use the hot tubs.
Can we have extra guests?
Only the agreed number can stay overnight. Day guests are welcome by prior arrangement at £25 per person, and must leave by midnight.
Can we bring dogs?
Yes, by prior arrangement, at £40 per dog. Dogs aren’t allowed upstairs or on the furniture, and must never be left alone in the house.
Is there CCTV?
There’s one external CCTV camera facing the courtyard, with night mode.
Security deposit & leaving
When is the security deposit returned?
Within 14 days of departure, as long as there’s no breakage or damage and the house is left clean and tidy. Glass found in a hot tub means the deposit isn’t returned.
What do we need to do before leaving?
Leave by 10am, tidy up, take your rubbish to the bins and recycling, and check the gardens for any dog mess. Late departures of more than an hour may be charged.
